Fanita - Parklands - Villages - Preserve
Where is Fanita? Fanita lies north of Mast Blvd. and is bordered on the west by Santee Lakes and on the east by Eucalyptus Hills.

How big is Fanita? Fanita encompasses almost 2,600 acres in the northern-most part of Santee. Fanita is approximately 25% of the entire city of Santee.

What is planned for the Fanita property? Under the City's approved General Plan, Fanita will provide new public access, recreational amenities, preserved natural open space, and move-up housing for the entire Santee community.

When will construction at Fanita begin? Barratt-American has submitted an application to the City of Santee for a plan for Fanita, which has evolved as a result of listening and learning what residents of Santee want. We anticipate construction of Fanita will commence between late 2008 and early 2009, once the planning and public approval processes are complete.

How many homes are planned to be built at Fanita? The new Fanita will fully comply with the Santee General Plan, providing 1,380 single-family homes. All homes will be single family detached residences (no condominiums) on lots ranging from 6,000 square feet to 20,000 square feet. Fanita will provide Santee residents with move-up housing that is urgently needed in Santee.

How much dedicated open space will Fanita include? More than half of Fanita (approximately 1,400 acres) will be dedicated to natural open space with public access for public trails. This open space will include both recreation and preserved natural land for all Santee residents to enjoy. Barratt is fully committed to protecting the natural resources and beauty of the land through the Multiple Species Conservation Program (MSCP), while also providing access to residents.

How will the development of Fanita help the Santee economy? For every home built, fees paid to the city will benefit Santee's infrastructure, including parks, roads and the water district. Retail revenues will support Santee's growing business community. When development is completed, the city will receive millions of dollars in taxes and city fees, helping to improve all services for the entire city including police, fire protection and schools.
Why is Fanita needed? Economic stability. In the last ten years, Santee has experienced little growth. There are few new communities in Santee for families who need move-up housing. Santee's population is aging in place, children have grown up, and there are too few young children to help keep our schools open.

How can we help Santee's traffic problems? The issue of traffic has our full attention. Much of Santee's traffic originates from outside the city by those who cut across Santee to reach Highways 125 and 52. Barratt has been working with officials at the local, state and federal level to create a comprehensive plan to address traffic throughout the area, including completion of area freeways and supporting innovative ideas for reducing traffic impacts on local streets. With Barratt's generous contribution of $1,000,000 to hasten the design work, Highway 52 westbound has been widened to three lanes, significantly easing the morning rush hour. The work on eastbound Highway 52 is scheduled to be completed by next year.

Beyond the Villages

In addition to 1,380 homes, Fanita will have 229.3 acres of active and passive public park and recreation area, featuring a Lake, the Fanita Parklands Center, Main Street, and 134.6 acres of preserved open space along Sycamore and Discovery Creeks.

Total Natural Open Space Area within Fanita is 1,412 acres, of which 134.6 acres are in the Parklands. Hiking and biking trails abound throughout The Preserve connecting to thousands of acres of adjacent open space and trails such as Sycamore Ranch and the historic Stowe Trail.

About The Villages

Fanita will feature four residential villages, each with its own specific identity and distinctive landscaping.

Within each proposed village will be a unique group of neighborhoods that will include a variety of architectural styles. The names of these villages within Fanita are… Sage Hill, Sycamore Glen, Oak View and Rock Point.
